Condition Adjustments How the Cost Approach Helps

This course shows you how to make accurate adjustments even when data is limited. Save precious time by getting the answers you need. In addition to reporting and adjusting for condition, some of the most common reasons appraisal “fail” are:
(1) No analysis of highest and best use
(2) Land value is unsupported
(3) Cost approach was not completed.

Richard Hagar will show you how to address these deficiencies using the cost approach.

2. How the cost approach can help in determining adjustments for condition;
3. Easy methods for determining depreciation;
4. Methods for determining condition adjustments.

 About The Instructor: Richard Hagar

Richard Hagar, SRA, is an industry veteran with over 30 years of experience in real estate. A successful real estate investor, agent, and appraiser, Richard is also a passionate educator who enjoys passing on his knowledge and helping others to succeed. He holds the SRA designation, awarded to only the top 2 percentile of all appraisers in North America, regularly teaches courses at North Seattle Community College as well as at other private institutions, and has been instrumental in the creation of the State of Washington’s “Mortgage Brokers Practices Act” and licensing of AMCs.

Richard's teaching method is loaded with real World examples. For some, it can be an "eye-opening" event. It's fun, and fast paced!

Class Date: Thursday, March 8, 2018
CE Hours: 7 hours for real estate appraisers.
Class Schedule: 8:30 - 4:30 pm
Lunch: 60 minute break.  No food will be served, however there will be sufficient time to eat at the local restaurants.  Long lunch - time to ask specific questions related to today's topic.
Class Fee: $160.  Lunch is not included in the price.
